Down Payment & Closing Cost Assistance Programs*

  • The CalHFA Dream For All Shared Appreciation Program allows moderate income homebuyers to put little to no down on their purchase, as CalHFA will provide a 20% loan for use as a down payment. No payments need to be made on the loan, unless the homeowner wants to pay off the loan or sell the property, at 20% of the then-property value or sales price, respectively.

  • CalHFA's Forgivable Equity Builder Loan grants you a loan of up to 10% of the purchase price of the home for use as a down payment. The loan is forgivable if you continuously occupy the home as their primary residence for five years.

  • The GSFA Platinum® — Down Payment Assistance Program grants up to 5.5% of the purchase price toward closing costs and/or down payment funds.

  • The NeighborhoodLIFT grants you up to $25k toward closing costs and/or down payment funds.

  • Available in select areas, these two programs in conjunction with each other offers up to $10k in the form of a down payment grant up to $7.5k in the form of a closing cost credit.

  • You may qualifies for other programs in addition to and/or in conjunction with the ones listed above! There are many programs that are employer, industry, city, or county specific. Reach out to Kevin for more details!

Preferred Rate Lending Programs*

  • Bank of America's Affordable Loan Solution® mortgage allows borrowers to put as little as 3% down with a preferred rate. Private Mortgage Insurance (PMI) is required.

  • First Republic Bank's Community Eagle Program offers a 4.75%, 30-year fixed rate in select areas. Does require 20% down and more reserves than other lenders. May work with Forgivable Equity Builder Program.

  • CitiBank's Home Run Program offers borrowers loans with as little as 3% down with a preferred rate and no private mortgage insurance (PMI).

  • You may qualifies for other programs in addition to and/or in conjunction with the ones listed above! There are many programs that are employer, industry, city, or county specific. Reach out to Kevin for more details!
